Well it was looking pretty sketchy there for a little bit, but we found a new renter for rental #2 as of July 1st. So just one month (June) of no rent. The housing market here is NOT good for landlords or sellers right now. There are tons and tons of places for rent or for sale. Every street you drive down has multiple houses with "For rent" or "For sale" signs up. So we are very fortunate to have renters in both of our houses, and we have 3 of 4 apts filled at the apartment building we manage for my parents. We have another showing today on the 4th apartment, so hopefully that building will be full for the first time since like October.
We have put a new fridge into Rental #2, and also ordered new carpet for 3 rooms. The carpet isn't in yet, but should be this week I hope. Other then that just some touch up paint and working on the lawn and flower beds and we will be all set. The new renter is a pastor and has family. Hoping this will work out well. It is only for a year as he is here temporarily for a job, but happy to have someone in there for a year at least. We were also happy that we didn't have to lower the rent at all, we were able to stay at the $1500.

dh - We got it rented! So now all 4 of those units are rented, so that is a huge relief. Yes I did want to do laminate flooring, but after some discussion with hubby and my Dad (who is installing the carpet for free for us) we ended up going with the carpet. Next time I would like to do laminate as I do think that will be better for a rental house in the long run.
