Our renter in Rental #2 is moving out at the end of the month so we will get that on the market tomorrow and hopefully don't have any trouble filling the vacancy. Since we just did updates on that one last summer it should be pretty much move in ready, other then that we need to buy a new fridge for it.

At the time you answered you didn't want to have to recalculate the interest. I understand that, but there are online calculators for that. And it's not like it will take you years to pay back the rest. You could always just not recalculate and all go out to a nice dinner together, since it's a question of a few months.
Has your mom asked you to repay it in one time? If not, I think paying her 5K at a time would be a good solution, because you'd be actively paying her back but you could keep the savings that you're comfortable with. And she's your mom ... if it took longer, I'm guessing that would be OK with her too, especially if you've already paid some or most of it back.
In any case, as always, you are doing an amazing job! I hope the medical appointments go well.
