Giftcard Inventory

December 30th, 2017 at 05:58 pm

We usually get giftcards from MO's employer for Christmas, but they didn't do giftcards this year, so no Visa or MasterCard GCs. But we still have a very large balance. The ones for restaurants go quickly in the summer time when we have softball. Menards and CVS are always revolving balances for resell items. Medora is a tourist town and MO won a giftcard there that we can use on food, hotel, entertainment, souvenirs, etc. So we will try to plan a weekend vaca there this summer.

2018 Goals

December 30th, 2017 at 03:49 pm

It's hard to do a lot of detailed planning for 2018 because we will be having medical bills and we don't know exactly how much those will be, and we also have a renter moving out as of Feb 1st and no new tenant lined up yet. Also since we know we have medical bills coming up we changed our medical plan for 2018 to a more expensive plan, and also started contributing to our HSA again, so my take home pay will be less, but it should be the best for us in the long run to keep bills manageable.

But for now we can at least see where we will be with the minimum payments on our debts and other personal goals.

2018 Goals

Savings
-Pay in cash for Vegas trip
-Keep savings at/above $5K by end of year

Debt
-Mom Loan #2 (From $17,327.47 to $10,410.84)
-Store Loan (From $7,116.12 to $4,078.11)
-Rental #1 Mortgage (From $149,980.00 to $146,380.00)
-Rental #2 Mortgage (From $83,740.75 to $81,520.75)
-Our House (From $246,688.21 to $241,855.85)
-STRETCH GOAL Total Debt Balance down to $474K or less. That would be if things go well and we could payoff the Mom Loan. That would put us down $30,852.55 for the year (Currently at $504,852.55).

Retirement
-Continue contributing 6% to 401K
-Research and review allocations of ROTH and make appropriate adjustments

Health
-Be positive and thankful for what I have
-Lose 50lbs

Home Improvements and Rental Updates
-Complete minor repairs at Rental #1 (hole in wall)
-Plant bigger/better garden at new house

How did we do on 2017 Goals?

December 30th, 2017 at 03:42 pm

Here is our 2017 Goals and how we did on them. Our savings went up $8620.00, and our debt went down $20,792.19. That's almost a $30K swing in the right direction! We also did a lot of updates to Rental #2 including a brand new deck, which we paid for in cash ($3K+).
If we didn't have so many unknowns in 2018 we could have been more aggressive with the debt paydown, but I think it's best to be safe for now.

2017 Goals

Savings
-Pay in cash for trip to Laughlin -Goal Met!
-Pay in cash for Vegas trip for SIL 21st BD -Goal Met!
-Keep savings at/above $5K by end of year -Goal Met! Currently at $16,935!

Debt
-Payoff Mom Loan #2 (Current balance $24,107.25 with $900 in separate savings account to pay it off) - We do have enough in savings to payoff the Mom Loan right now, but since we are going to have a lot of medical bills in 2018, and right now we have a renter moving out on Feb 1 and no one set up to move in yet, we are waiting till things are more secure before we drain savings.
-Store Loan (From $10,094.05 to $7,116.12) - Goal Met!
-Rental #1 Mortgage (From $154,200.00 to $149,990.00) -Goal Met!
-Rental #2 Mortgage (From $85,917.82 to $83,800.00) -Goal Met!
-Our House (From $251,325.62 to $246,688.21) -Goal Met!
-STRETCH GOAL Total Debt Balance down to $490K or less. That is down $35,933.12 for the year (Currently at $525,933.12) - If we drained savings to payoff the Mom Loan we would meet and exceed the stretch goal, but for now we just need to sit tight to see what 2018 will bring for medical bills and renters.

Retirement
-Continue contributing 6% to 401K - Goal Met!
-Research and review allocations of ROTH and make appropriate adjustments - Didn't do this at all - FAIL

Health
-Be positive and thankful for what I have -Still working on this mindset
-Lose 50lbs before Vegas Trip (July 2017) - I did lose 20 before we went to Vegas, but since then gained back about 10

Home Improvements and Rental Updates
-Complete minor repairs at Rental #1 (hole in wall) - Not done, but since our renter is moving out we should be able to get this done soon
-Complete minor repairs at Rental #2 (porch step, landscaping) - Done as well as new deck
-Plant bigger/better garden at new house - I didn't get any garden planted at all this year

$20K Update - Paid yearly home insurance bills :(

December 22nd, 2017 at 09:39 am

Ouch that hurts! Just thankful right now that we have the savings to pay these bills. I am very nervous about our finances for next year. We haven't found a renter yet for Rental #1, we have big bills coming up for Real Estate Taxes for 2 of our properties, we will need to return the deposit to our renter that is moving out in February, and we will have some big medical expenses. Normally I dream big for New Years Financial Goals, but as of right now, I may just be hoping to get through the year without going into any new debt.

Little bit of good news is we did finish out the 52 week Challenge for 2017, so we will get that put into savings soon, and start over for 2018.

December 13th, 2017 at 06:45 am

Bath and Body Works runs some really great sales and promotions in the weeks before Christmas. I sold out of the lotions I have gotten from them a few weeks ago, so I decided to keep watching for more deals and was able to get a good deal on both shower gels and their foaming hand soaps. The profits per item aren't huge, but so far they sell very fast so that's a plus, and I love the products, so if I don't see them I can always use them myself too.

We have to pay the $2500 home insurance bill for 2 of our houses in 2 weeks. We won't be able to swing that one without taking out of savings. But at least we got past the propane bill.

What happened to Noted Spending November??

December 6th, 2017 at 02:53 pm

Well that went straight out the window...that's where!

we were doing good at tracking spending till Christmas Shopping and Black Friday shopping hit. Things went crazy. So much shopping so many stores.

Besides all the Christmas shopping, tons of deals for resell, and normal needs, I also got a new laptop on Black Friday (Mine is 4 years old and slow as molasses so it was time).

Now that our renter is moving out we need to get even more serious about tracking and reducing our spending. I do think we were doing a good job until the holiday shopping frenzy happened. So hopefully we can stay on track and start 2018 on a good note!

Renter Moving Out - This could get ugly

December 6th, 2017 at 02:48 pm

Just one week after our basement renter moved out, we received notice from our renter in Rental #1 that they will be moving out as of 2/1/18. This renter has been in there since we started renting the house in Sept 2015, always pays rent on time, no problems whatsoever.....we are really sad to see them go!

This rental is in the very small town where we live and right now the housing market is terrible here. So many houses for sale. Population is only around 3K. It's very difficult to find renters.

Plus the renters that were living there had started building a patio on the back of the house with our permission. So they took off the old steps and poured concrete. Now it's Dec and they are going to move out and we have no steps on the back of our house.....UGH!

At least we have two months notice, and we can lower the rent to help find a renter too, but this was definitely not what we needed when we are trying to bulk up savings for medical services in 2018.

Boooooooo!!!!!

I got paid $57 to buy a Fit Bit!

December 3rd, 2017 at 11:09 am

My work gives $200 a year that we get to use for Wellness. They are pretty liberal with it, and it can be used for workout equipment, gym fees, sports fees, gym shoes, and lots of other things. It's getting to the end of the year and we haven't submitted for reimbursement for anything yet. We decided to get a Fitbit for MO (I have an Apple Watch so don't need one) during the Kohls Black Friday Sales.

Here is what we did:

Fitbit Charge 2 $149.00
-$50.00 Sale Price
-$17.00 Ebates Rebate Earned
-$35.00 Kohls Cash Earned
-$5.00 Discover Rewards Earned

We also got a beautiful King Comforter that retails for $119.00 for $19.00! Whoo hoo!!
