$20K Update - First rent check from MO's house!

Whoo hoo we got the check for the first month of rent for MO's house! Since we don't have to pay the mortgage on the new house till November, this is all "bonus" money for us, so I put the whole thing in savings. We do have a lot of extra expenditures right now ($700 propane bill, $210 carpet cleaning) but I still think we can swing it.

I also got my first payment coupon for the new house, so I set up an account on their website and set up automatic payments so we don't have to worry about late fees or anything with that.

I also set up automatic payments from my checking account to my Mom's savings account to pay her the agreed $300 per month for the loan we are paying to her. The more things are automated the better!


We leave tomorrow for Denver YEAH!!

Posting our 2 week debt update a few days early since we will be in Denver on Friday. Very excited for the Vikings Game and some much needed TLC after wedding, house closing, cleaning, packing, moving, rummage sale.....ooofta!!! Can't wait to relax with a chelada!

MO and I are each bringing $1000 for spending money on the trip (food/drinks at the game, souvenirs, gambling, etc.) Whatever we bring home from our spending money we will put into the Mom Loan Savings. I really think we can have that paid off in a year or less!

I had a credit on my Chase card due to a return after I had already paid the balance on my card. Since that money was already "spent" I just requested a check and stuck it in savings to payback my Mom. I also took in our change cup...$37.78, so I put $35 in savings and put the $2.78 back in the cup for next time. Another drop in the savings bucket! Back over $8k!

Debt Update - 9/18/15

Things are going good here, still SUUUUPER busy.....maybe after Christmas things will slow down??

This last weekend we had a coed softball tournament, we took 4th place.....4 games in one day is getting to be too much for this lady! Our coed team is 6-0 for the season, so if we keep this up we should get 1st place!

We have just 6 more days to finish packing/moving our belongings to the new house. We have moved over a good chunk of furniture and lots of boxes already, but prob still 40% left to move. We are hoping to finish moving everything other then my office by 9/24. Since I work from home we can't move my office until my business internet connection is set up at the new house, which is scheduled for 9/25. We need to be completely done moving by 9/28 as that is when the carpet cleaners are coming to the old house, renters move in 10/1.

In October we will have $2650 coming in for rental income, but only $1450 in mortgage payments (we don't have to pay on the new house until Nov 1) so we will be putting $1250.00 into savings as soon as we get the rent check. We also have a lot of "new house" bills that we are dealing with (previous owner left propane tank on ZERO...$700, new fan for my office, light bulbs, cleaning supplies, etc.) but we are budgeting it all in as best we can and won't be adding anything to debt or having to take out of savings.

$20K Update - The BIG Rummage Sale

The BIG rummage sale was last weekend and as usual it was crazy! We had beautiful weather (after an initial rain shower) and a great turnout! I won't have the breakdown ready for awhile while we are working on moving (and next week going to Denver!) but I do have the totals. Rummage sale as a whole did $8800!! MO and I did $3080!! We made over $1000 just on snacks! So I will get the breakdown up as soon as I can, but since I already have the money I wanted to get that part squared away.

We made $3080, we round it up to $3100. We are putting $1100 into our savings and taking $1000 each as our spending money to Denver next week. That will cover food, drinks, gambling, tailgating costs, shopping, etc. Hotels, flights and rental car have already been paid for.
Anything we bring home will go into the Mom Loan Savings account.

$20K Update - I won a football pick-um!

MO signed us both up for a football pick game, I don't know anything about football so I was pretty sketical, but seemed like fun. It cost $85 per person for the whole season.

You pick the winners of every game for each week. Whoever has the most correct at the end of the week wins $70! (Bigger payouts at the end of the year). If a tie at the end of the week then whoever picks closest to the total score of the Monday night game wins. So I just randimely picked teams and somehow ended up winning! Smile SWEET! I put the $70 towards the "Mom pay back fund".

$20K Update - We have a signed lease and deposit check for one of the rentals!

MO got the lease signed and the deposit check for his place (where we are currently living). YEAH! So now we are working hard to get everything packed, moved and old house cleaned. We only have until about 9/28/15 as we are leaving for Denver to go watch the Vikings play the Broncos on 10/1/15. So far packing is going pretty well, I am trying to purge as much as I can as I pack, but since most of the items here are MO's (most of my stuff is still at my house except for clothes/toiletries) it is hard for me to sort as much as I would like. But getting rid of some is better then getting rid of none!

I opened a separate savings account with Cap360 for the $1250.00 deposit and we will count it towards our savings total, but we won't touch that money it will just sit there for the renter. The people we are renting to are a young couple with no pets and no kids and I am hoping they will be here for a long time.

Debt Update from 9/4/15

Due to the house closing, wedding, and the BIG rummage sale I am late on posting this update. This is our update as of 9/4/15.

The BIG rummage sale went great, estimate of sales as of right now is $8500.00 (that is for the whole sale, not just for me). We made over $1000 just on snacks! I will post details on the sale once we have all of the sale sheets compiled.

Now onto cleaning the new house, moving in, and cleaning out the MO's old house for the rent moving in on Oct 1.....so that means we only have 2 weeks to get all of the moving and cleaning done!!

We had the BIG rummage sale this weekend and it went great! Once I have the totals from that I will have a big deposit to make to savings. Smile

New House!

Here are the details for the new house and new home loan...I would put up pics if that ever starts working again....

The house is 3600 sq ft, 4 bedrooms, 2 baths, an office, a canning room, separate laundry room, 2 stall garage, huge fenced backyard with gazebo and hot tub. I love it! It does (like any house) have some things we would like to change, but nothing that needs to be done immediately, Unfortunately the seller left it a mess (what's new?!) so we do need to do some extensive cleaning before we move in, and since this week is the BIG rummage sale, it will have to wait another week.

The renters for MO's house have signed the lease and will be paying their deposit on Friday, we have already set up a separate savings account for that money to sit in.

We won't have to make a payment on the new mortgage until 11/1, so that will be nice to have a little extra cash flow for October.

The house appraised at $275K, we paid $270K (My Dad says it is a $300K house, but he isn't an appraiser, lol)....after down payment and closing costs, our new loan is $256,500.00. We have a 30 yr loan at 4.125% and our monthly payment is $1668.16. We were expecting our payment to be $1700+ so this was good news! PMI is $89.78 so I can't wait to get rid of that, of course we have other fish to fry first!

Can't wait to move in!

I'm married and we finally closed on the house!!

Yeah I am married!!! Smile

On Wednesday right before I took off to the Lake for the wedding weekend, we closed on the new house. FINALLY! 1 more hr and they would have had to redo all of the paperwork with my new last name!


Wedding went without a hitch, we were expecting rain and thunderstorms all day, forecast said up to 90% chance of rain/thunderstorms. It stopped raining around 9am, and not a drop the rest of the day! It was overcast all day (which we were fine with as long as it wasn't raining) and then about 5 mins before the ceremony the sun came out and it was beautiful! Wonderful!!

Everyone had a great time, we had burgers (with cheese right in the patty), beer bacon and cheese brats, hotdogs, lots of different picnic salads, and cheesy hashbrowns. Adorable sunflower cupcakes and smores for dessert.

Then we had games set up (beanbags, horseshoes, volleyball, laddergolf, crochet, etc) for everyone to play on the beach followed by a bonfire. Volleyball was very popular and super fun! We are exhausted and happy come the end of the evening.

Since MO (My one!) and myself both already had our own homes and all the normal home items, we did not register for gifts, we did receive a few presents, but mostly cards with cash or giftcards, which will come in handy for furnishing and decorating our new home.

DF had some free play from the casino, turned it into $80 in real money. Sweet! Added the $80 to savings, plus $75 from FB sales for the last few weeks.

We were told we were closing on the house today at 10am, then it moved to 4pm, now I have no idea....le sigh!
