We finally got a repair company out to work on the roof for rental #2 which was damaged in a hail storm in 2019. They found additional repairs that were needed (gutters, etc.) and submitted for additional payout from the insurance. So we got a check for another $2672.39. Oddly this one was only made out to us (the previous check for $7K was made out to us and the mortgage company). So we just put this one in savings till the work is done. Hopefully within the next month or so.

Here is our peanut! 3 months old now!

Well our Renter in Rental #2 moved out at the end of July as scheduled. Since we knew they were moving out we started looking for a renter early, and signed a lease with a new young couple mid-June, which would start August 1st. They were able to move in a few days early since the last renter had already left and had done an excellent job with cleaning etc.

On August 3rd, the GF called my husband and said they had broken up....apparently she found out that he had been cheating on her for a few months now....UGH. They have two kids under the age of 3.

So after a lot of back and forth over who would stay and who would go....they are both moving out now...after only living there for 3 days.

I posted the house for rent again and luckily we got a lot of interest and should be having a new lease signed tomorrow for new renters to move in as of Sept 1st. If all goes well we won't be out anything and will also be able to return the full deposit as I do feel awful for the GF being in this situation with those 2 littles. Hoping to have the new renters be in there for a few years at least.

Yikes I haven't updated savings in a month! We did get the bill for our new AC system ($9K, but will also get a bill for about $1K from the electrician), we put it on our Discover to get our Cash Back Rewards and will have to pay that mid September. For now I am relishing being at $22K! We took in our coin jar, it was so heavy I couldn't even lift it! That was a nice bonus of $360!
