Yikes I haven't posted in ten days!
Things are good here, busy as always! There were 2 empty apts. at my parents rental so we have been working hard advertising, taking phone calls and showing the units. We now have someone moving into one of them as of May 1, and the other one as soon as it is ready as they are still finishing up some repairs and putting in new flooring. It has been quite a process so I am glad it is nearly done and everyone will be settled in soon.
MO and I went to my old house (rental #1) and did some serious yard work last weekend. Raking up leaves for hoouurrsss. The lawn there needs some serious TLC, lots of bare spots and we were hoping to put some lawn seed down last weekend, but it was too windy, and now we are at home an hr away, but besides that it has been rainy, windy and gloomy everyday. Hopefully we can get working on that more soon.
During the week we worked on getting our garage organized a little bit. I still have a lot of boxes in there from the move that I need to go through. But we at least got a lot of garbage taken out of there and some general organization started. Goal for next week will be to go through a chunk of the boxes and to get the old fridge washed out (FINALLY!) and up for sale.
We also bought a riding lawn mower! We knew we would need one as our yard at our new home is very large, and also for doing our Property Management work at my parents rental. We were lucky enough to find one on our local FB Sales Page for only $350!! What a steal! Of course it is used, but my husband looked up the same mower on line, and just the bins for the mower cost $300 new! So we are very excited about getting that deal! We are also looking to buy a tiller as I want to have a garden, that may be pushed back to next year since it is almost May now and we never seem to stop being busy, but I think it would be good for us to own a tiller as we have lots of properties/projects.
This savings update isn't entirely accurate as we have been siphoning off funds from savings to the Appliances Loan so we can pay it off quickly and be done with that. I will update savings with those withdrawals after next weekend. Next weekend we are going to a Garth Brooks concert and may be taking money out of savings for that as well, so then we will have a more accurate picture of where we stand with savings, and hopefully have the Appliances Loan gone!

Here is the damage to savings after paying off my Mom and going on vaca. We were hoping to have about $2K left after both withdrawls, so we are super happy to still be over $7K!
I am still waiting to be paid from a March Madness Pool, so should have another $50 soon, and we will also get reimbursed $160 for concert tickets we paid for my cousin in a few weeks too. Plus our change cup is overflowing from vacation so we will take that in on Monday. Just keep chipping away!

We are home from vacation.....and WE PAID OFF THE MOM LOAN!!!! WHOOO HOOO! We gave my Mom the check to pay her off on Sunday night and then left for vaca Monday evening. She was definitely super surprised when we gave her the check! The trip was a great way to reward ourselves for finishing the loan! It was a $15K loan for 4 years and we paid it off in only 9 months. So proud of us for working hard and being aggressive with paying that off!
Our next goal will be to pay off the Appliances. They are at 0% until June 2017, but it is our littlest debt by $10K, so we just want to get it done and out of the way. We have enough in savings to pay it off now, but we have to buy a riding lawn mower (our new house has a giant front and backyard and would take about 3-4hrs to mow by hand, plus we will be mowing at my parents rental since we are the property managers now) soon, so we are waiting to see what that will run us before we take a big chunk out of savings. We also have a cruise in September that we have to pay for in June so we don't want to drain savings again just yet. In the meantime, I have stopped the $300 auto-payments that we were making on the Mom Loan, and set up a new $300 auto-payment to Best Buy for the Appliances. So the Appliances snowball is now at $350 per month. I also changed the name of our Cap 360 Savings account from Mom Loan Payoff to Appliances Payoff. We will definitely be paying that off before the end of the year.

We are back from Laughlin/Vegas! We had a great trip, the weather was wonderful the entire time (high 70's/low 80's), we had some delicious food, lots of time together and lots of fun gambling, relaxing and exploring!
We were able to use comps, coupons, and gift cards for most of our expenses so we spent less then $50 for food the whole 5 days we were gone.
We didn't win gambling, but our goal was to bring home 50% of what we brought and we were able to bring home $1000 more then our goal, so that was great!
I am glad to be home on a Friday so that we have this weekend home to recoup before having to go back to work, and I got the whole house clean before we left, so we just need to unpack the suitcases and do laundry and catch up on sleep! I am also hoping to get our garage cleaned out so it is functional and ready for a rummage sale.
Working on a debt update and $20K Savings update this evening!

Today is payday and my last day of work before vacation! We leave Monday! Sadly MO's step-grandma passed away a few days ago so we will have a funeral tomorrow. MO works all weekend other then the funeral and I will be finishing up cleaning the house (almost done! I love having a clean house when you leave for vaca to come home to everything all nice and clean!) and also finishing up the packing. It's going to be a busy few days, I am so on vacation mode already! I will post the GIANT withdrawls probably Sunday for paying off the Mom Loan and vaca monies. I want a few more days where I'm not broke...lol!

We leave for vacation in 5 days! I am so excited!!
In standard Banker Gurl style I am doing what I can to get free/discounted items lined up to spend as little as possible on our trip.
We are flying to Laughlin, NV and while we are there we will take a rental car to Vegas for one night and then drive back to Laughlin the next day and fly home. Total trip is 5 days.

Our goal for our gambling money will be to bring home 50% of what we take (we are gamblers and we are not delusional...lol), but hoping to keep up our winning streak and come home ahead again!!

MO and I both have been ITCHING for vacation and made an impromptu trip to the casino Saturday night. Our room was comped so no cost there which was nice. I wasn't doing too great, but in the end came out $100 ahead! MO couldn't stop winning again and ended up $560 ahead! So $660 ahead again! I gave the $60 to MO for pocket money and put the $600 into savings. We also got rent, a small work bonus for MO, took in our piggy bank, and moved money around preparing for vacation and paying off the Mom Loan.
Things are looking great to payoff Mom, go on vaca, and still have a couple thousand left for us to start over when we get home!!

Update for 4/1/16.
Not too exciting of an update here, just a payment on the Store Loan and what we hope to be our LAST regular payment on the Mom Loan! We are hoping to pay it off in 10 days.....as of right now we have about a $600 leeway to pay if off which is awesome since this was a MAJOR stretch goal! So fingers crossed that nothing crazy happens in the next 10 days. We did have a minor plumbing emergency earlier this week, but I am sure the bill for that won't be here for awhile (providers here bill very behind for some reason). So here is the update and I cannot wait for vaca and our next update!!!

For Easter Weekend we went to my MIL's house about 2 hours away.
Saturday my MIL tried to kill me with food. Homemade Indian Tacos for late breakfast, then a nap, then homemade deer stroganoff for lunch, almost immediately followed by pheasant stir-fry for dinner. SO STUFFED.
Sunday was Easter, we went to church and then back at the house we had an Easter Beer hunt that was very fun. My SILs buy 6 different beers/ for each person and then label them so you know which ones are yours. They hide them all over the yard, deck, vehicles etc. Somehow I wasn't able to find one of mine and no one can remember where they hid it...lol. MIL lives right on a lake so we are there all the time in the summer time and I am sure it will turn up! Then we played that saran wrap game where they made a huge saran wrap ball and hit prizes (candy, chap sticks, $1 bills, giftcards) in the ball and you race to unwrap it while the next person in line is rolling a dice. Every item you uncover in the saran wrap you get to keep and you keep unwrapping until the person with the dice gets doubles. Once they get doubles they grab the ball from you and they start unwrapping and the person after that tries roll doubles...etc. I had never played this before and it was so fun! We got a big pile of candy, about $5, $15 Subway GC and $25 Olive Garden GC! Sweet! Then we had sweet and sour pork for lunch and napped. In-between family fun we made a few trips to the casino that is 5 mins away and we just kept winning! We ended up $1700 ahead! We are full, happy, tired, and a little richer!
We had several great hits, but here is our biggest one! $911.29 on a $1.50 bet! (Plus another $39 for those other coins). We also had $450 hit, $302 and $250 and a few other $100+! So much fun!

We have a big electrician bill for rewiring our hot tub that we were getting ready to take money out of savings to pay, but now we were able to use this money and not have to take it out of savings, yeah! That was $1300. Then we also purchased 4 tickets to Garth Brooks concert in May and that was $320 (my cousin will reimburse us for 2 of the tickets), and we also paid a few more weeks on the 52 week challenge. We were also able to put $600 in savings as well from extra casino money and payday!

Our credit card statement was now due with the cost of the survey to make sure we were not in the flood plain so we had to take out of savings for that.
We also took money out to cover the cost of the hotel at State Darts, but MO's team took 1st so he won enough to cover it! Once he gets his winnings we can put that back into savings.

I haven't been on my blog much lately. I have been very busy trying to get through all of my clothes. I am done with underwear, socks, jeans, shorts and dress clothes except for skirts. Still a lot to get through!
I have also been getting in some good hrs at my parents rental, cleaning and painting. We are starting the job of property managers now so my parents paid us for 1/2 of March and all of April and we have been showing the units that are available working to find renters.

MO got his coaching check today! YEAH! It was almost $500 more then we expected so that was great news. It was $2493, so he put $2400 into our savings, and then the $93 he used to pay 2 big weeks for the 52 Week Challenge for 2016. We now have that paid up to the current week, plus weeks 48, 49, 50, 51 and 52 are also paid so when we get to the end of the year that will be a breeze!

We got rent, but decided not to put it into savings yet. We have a bill that came in for hot tub repairs that was much higher then expected so we are waiting to straighten that out before adding that extra money to savings just yet.
I did take in our coin jar though and that added $55 to savings as well as savings interest.

My parents own several rental properties and one of them is a 4 unit that is in the neighboring town to me (About a 15 min drive for me, about 90 mins for my parents). They have had some really terrible luck with their renters lately and have finally gotten the scummy (drug charges, child neglect, etc.) property managers evicted, as well as another unit evicted. Since MO and I are now a lot closer then my parents, we are going to take over as the property managers and take care of renting the units, collecting rent, lawn maintenance and general repairs. They are going to pay us $250 a month for collection the rent and getting it rented, and then an hourly rate for any additional services (painting, repairs, etc.). This should work out good for us to get some extra cash and for my parents to have someone they can trust making sure everything is running smoothly up here.
Right now the 2 units that are open are trashed. Carpets are all garbage, many holes in the walls that need to be repaired, all walls need to be painted. Also the shed and garages are full of junk and the yard is a mess. My parents, myself, MO, and both of my brothers have been working to get the units ready for renters. MO and I will not be taking over as property managers until everything is settled and in place for renters. So once all this work is completed, most months we should only have to collect rent (and mow in the summer). So far we have painted all of one of the units and taken out the old carpets. MO and I spent 3 hrs on Saturday cleaning out the large shed of garbage, tons of broken glass, a mountain of mouse droppings and 1 mouse skeleton (GROSSSSS!). I know once we have everything in shape, MO and I can keep it looking good and things should roll smoothly.
We did make $160 in Feb for helping so once we get paid for that we can add that to savings, and I am sure we will get some good hrs in for March too.

I finally got the courage to tackle the closets. I started with MO's since he has less clothes. I went through all of his drawers and closet and took every single item out and sorted them into piles (socks, t-shirts, jeans, etc.). Then I went through each pile with MO and got rid of damaged items, things that don't fit him and clothes he just doesn't wear.

We have already made $26 selling items he no longer wanted!
I just barely started on my closet, hoping to be able to finish it in the next few weeks.

Finally time to pay for the new garage door for rental #2, so I pulled that out of savings. We also are starting to feel some effects of no OT for me and I had to pull $450.00 out of savings. I didn't adjust any of the deposits we had planned to savings so I will need to reduce some spending or put less into savings.

Total sales last week were $16.50. I haven't had much ambition for posting for sales lately. We have a city wide rummage sale in May, so I really need to get the garage cleaned out, it still has lots of misc. boxes from moving that haven't been unpacked yet. This will be my first time having a rummage sale in the small town I moved to, I am sure it won't be anything like the big sales we had in the past in my old city, but I think we could still make some good profits here.

Since I no longer live in a town with a CVS (closest one is an hr away) it is really hard for me to do deals with EBs because I may not get back in there in time to use them. So for the most part I have been avoiding EB deals and just watching for clearance.
